Last week, I posted statistics about the real estate market in Edmond, Oklahoma. What the statistics showed is that in 2009 the largest segment of sales were in the $150,000 to $200,000 price range. In 2009 this price range also had an increase in total sales over 2008. This was great news for Edmond Real Estate!
There are many Edmond neighborhoods in this price range; Chimneyhill, Cedar Pointe, Pebble Creek, Copperfield, and Forest Oaks to name a few. But based on a short maketing time, which neighborhoods were HOT in 2009?
To refresh your memory, the Edmond neighborhoods that I used to compile my data last week are all within the Edmond Public School district. When I looked more closely at the price range I found several HOT additions. These stand out additions had several homes that sold between $150,000 and $200,000 in 2009 in less than 30 days! The average marketing time for the price range as a whole was about 80 days.
The neighborhoods that I would call HOT Edmond Neighborhoods for resale are...
- Bristol Park. Bristol Park is in SW Edmond, near NW 150 and Santa Fe. During 2009, 33 homes sold with an average of 58 days on the market. Of those 12 homes sold in under 30 days with an average marketing time of 12 days!!
- Seminole Pointe. Seminole Pointe is located off of May Avenue near Angie Debo Elementary School. During 2009 14 homes sold in this neighborhood. Of those, an amazing 10 sold in under 30 days!
- Twin Oaks. Twin Oaks is near NW 178 and Western. The neighborhood wraps around the popular Washington Irving Elementary School. In Twin Oaks a total of 19 homes sold during 2009. Of those, 9 sold in under 30 days with an average marketing time of just 10 days!!
- Copper Creek. Copper Creek is near NW 178 between Western and Pennsylvania. In Copper Creek 23 homes sold during 2009 with 8 selling in less than 30 days.
- Thomas Trails. Thomas Trails is located further north than the others on the list off of Covell between Kelly and Broadway. It is very convenient to John Ross Elementary, Cheyenne Middle School and Edmond North High School. During 2009, 23 homes sold in Thomas Trails with 7 selling in less than 30 days.
